In September 2006 Mellor Braggins valued the property at £225,000, their estimated value is now £ 250,000. There is a price barrier at the £250,000 limit when stamp duty changes from 1% to 3% a difference of £5,000 in the purchase duty. We have decided to place the sale in the hands of Bridgfords at an initial asking price of £255,000 hoping to get the £250,000."
